The regulations that let you install without the community's permission
Article 17.5 of Spain's Horizontal Property Law (LPH) recognises the right of any owner to install a charging point in their privately used parking space. There's no need to put it to a board vote: you simply need to notify the president or the property manager in advance, in writing, describing the installation to be carried out.
The community cannot block the installation if it meets the technical regulations, although it can set reasonable conditions on how the work is carried out (timing, protection of shared areas while wiring is run, etc.). There is also case law favourable to the owner even when the cable needs to run through shared elements of the garage to reach their space , provided the installation is technically sound and causes no real detriment to the community.

How to handle it with your community, step by step
Site visit
We assess your space, the distance to the electrical panel, and whether an individual circuit or collective installation is the better fit.
Notice to the community

Installation
We install the charger with the required protections and process the certificate (Electrical Installation Certificate).
Registration and commissioning
We arrange registration of the new point with the grid operator where needed, and check that everything works.

The prior notice needs to identify you as the owner of the space, briefly describe the installation (power output, cable route, whether it affects shared areas) and record the date it was sent, usually by registered post or email to the property manager with proof of receipt. Who pays for the installation and how consumption is measured
The cost of installing the charging point is borne by the owner who requests it, never by the community. The community only bears a cost if, by voluntary agreement of the board, it decides to install collective infrastructure for several spaces on its own initiative — something different from the individual right granted by art. 17.5 LPH.
Consumption is always measured individually: from your own meter, from a sub-meter linked to your supply, or from a satellite meter if you connect to a collective installation. In any of these three cases, you pay exactly for the electricity your car uses, not a proportional split among all the neighbours in the garage.
Types of installation in a community garage
We choose the option based on how your garage is laid out and how many neighbours might want a charger in future.
Individual circuit
A dedicated cable runs from your own meter (or from the main panel, with a new individual meter) to your space. Each owner pays exactly for their own consumption, with an independent bill. It's the simplest and most common solution when only one or a few neighbours are installing a charger.
Collective installation
The community prepares a main conduit with capacity for several charging points. Each owner who wants a charger connects to that infrastructure via their own satellite meter. It's more cost-effective when several neighbours are expected to want a charger over time, as it avoids repeating work in shared areas.
When several chargers share the same supply, we install a dynamic load-balancing system that automatically reduces each point's output if needed, so no neighbour is left without power when several cars charge at once.

Can you get a grant for your charger in a community garage?
The MOVES plan for charging point installation closed on 31 December 2025 and no longer accepts applications. What you can still apply, if you own the space, is the 15% personal income tax (IRPF) deduction (up to €600 on a maximum base of €4,000) for your individual installation, valid until 31 December 2026.
